Expand the home to accommodate 5 families
Increase kitchen and dining areas to provide space for extensive entertaining.

- Extend the original footprint by 8 - 10 feet on one entire side of the house, adding space on both floors of the existing 2 stories.
- Create a new breakfast area to accommodate seating for 12 people.
- Remodel the kitchen with extra storage and preparation space.
- Enlarge the dining room.
- Add a butler pantry and enlarge the downstairs laundry.

Provide private suites for each family by increasing the bathrooms from 3.5 to 6.5 and increasing the bedrooms from 5 to 8.

- Reconfigure the layout of second floor to assure that each bedroom has direct access to a bath.
- Incorporate the existing maid’s quarters over the garage into the floor plan.
- Add a 900 square foot third story addition.
- Add a full laundry on the third floor.

Maintain the original lines of the residence when incorporating the additional space

- Match rooflines, stucco, windows and proportions to create the additional space to look like part of the original design.
- Research tile selection to match 60 year old clay tapered barrel roof tile that were not removed during construction.
- Develop strategies to work with existing, brittle, hollow tile wall construction.
- Replace all windows in the house with custom Pella true divided lite casement windows with pull down screen, recreating the original window style of the home.

Bring the entire home up to current luxury standards while maintaining the historical appearance

- Extensive use of Italian tile, handpainted wallpaper, faux finishes, imported fixtures, stone and ornate woodworking.
- Design and install a diagonal, maple beam and panel ceiling in the dining room.
- Use the original, salvaged oak flooring to create the herringbone center section of the new floor in the dining room.
- Remodel the kitchen with period cabinetry and state of the art appliances.
- All bathrooms outfitted with fixtures reflecting the styles of the past, while including contemporary features such as steam showers with body jets.

Owners’ primary residence was in another state

- Constant communication and decision making handled by telephone, fax and overnight mail with intermittent on-site visits.
